Market Value of a Home

The market value of a home is important for determining what a good price is to pay for a home you’re interested in and how much you’ll be able to raise that price upon flipping the home. If the potential margin you can make on flipping a home is attractive enough then you should proceed with the plan. There are several ways to determine the market value of a home you’re interested in flipping within a short period of time.

First, check the history of the area you’re looking on. Sometimes the price a house sold for and when it sold can be found in city records that are available to the pubic. If not then speak to agents representing homes in the area you’re interested in and find out what homes sold for in the past 6 to 12 months. They will be glad to help if they think you’re an interested customer.

Just because something sold for a certain price a year ago doesn’t mean a similar home is worth the same amount today. The real estate market fluctuates and is very dynamic. Try to get prices that are as current as possible. Also explore the history of a home that’s currently on the market. Ask the agent or the owner how long it's been on the market. Has the price come down at all since it was listed at its original asking price? How long did it take before the price came down and was it simply because the original price was too high or because things are selling in that area very quickly?

 You must determine the market value of a place you wish to purchase and understand what you can potentially sell it for once you’ve worked on it and are ready to flip it. The best way to find a good deal on a cheap home you can hopefully turn around and sell for a higher price is to check auctions and find sellers that are under pressure to close a deal.
