Attractive Pricing
When putting your house on the market, there are many important factors in making your house attractive to potential buyers. Perhaps the most important factor is attractive pricing.
Attractive and fairly priced homes will be considered by real estate agents when going through listings while other homes will not. If you start your house at an unreasonable price you will receive little or no calls and very low offers as people try to take advantage of what little attention your house is receiving. Therefore, attractive pricing is key!
In order to figure out an attractive and fair price for your house you should look at a few factors. How much are other homes in your neighborhood selling for? What features does your home have that could increase value (i.e. appliances, pool, skylight)? Use this information to come up with a fair price.
If you put your home on the market at the most reasonable price you are willing to sell for this will at least ensure that people will come to see your property. The more exposure your house gets, the more likely people are to make offers. If a lot of people are interested in buying they will be willing to pay more than your original price.
However, don’t fall into the trap of putting your house on the market for too low a price. If you put your house on the market for much less than you are willing to sell for, even if multiple people make offers it is possible that these offers still won’t meet the price at which you are comfortable selling. Therefore, make sure that the price at which you put your house on the market is one that you would be satisfied with.
