The Right Furniture

When you are staging a home for sale, it is very important that you use the furniture to your advantage, and not against it.  A house overcrowded with furniture is a big turn-off to potential buyers, which is why you need to know about the right furniture to use and how to use it well.

When staging a house for sale you need to keep in mind that you are selling the house and not the furniture.  For this reason, you only need enough furniture in each room so that it is clear to the buyer what this room is for.  Don’t make the rooms look too bare, but don’t let the rooms appear crowded.  Leave lots of space for potential buyers to walk around and make sure that none of your furniture obstructs views.  Don’t block windows and make sure there is a clear path from room to room.

In the dining room, a table and chairs is enough.  A bed with nightstands and a small dresser is enough in the bedrooms.  In the living room a couch, a chair and a small coffee table will suffice.  The point is to use the furniture as an example that will allow the buyer to think about how his or her home could be should he choose to buy.  Keeping things simple will allow more room for the buyer’s imagination to run wild.  If you leave all of your furniture in the house exactly where you chose to keep it then it will be harder for the buyer to imagine the space as his or her own.

The furniture should be clean and simple.  The attention should not be on the furniture, but rather on the house.  Stick to this idea and your house will sell in no time!
