When to Flip a Home

Staging Can Make All the Difference

If you are looking to sell a home quickly, staging can make all the difference.  Staging is a process of preparing your home for sale by making certain changes that improve the way the house comes across to the buyer.  It includes organizing closets and cabinets, arranging furniture and presenting the house in the best possible way.  Staging a home doesn’t only make it sell more quickly, but can also raise the value!

If buyers come in to see a house that is filled with all of your furniture, clothes, knick-knacks and personal photographs they will feel as though they are trespassing in someone else’s territory and will not view the space as a place where they could live.  You need to remove all of these personal trinkets in order to avoid giving the impression that the house is “yours”.

Staging also calls for removing all the extra “stuff” from your home.  Leave just enough furniture in each room that it is clear what the purpose of the room is.  Take at least half of the “stuff” out of your closets and cabinets and neatly organize what remains.  Removing this excess will make the rooms look bigger.

On the other hand, a completely empty house looks cold and unwelcoming.  There are professionals who will come in with furniture and everything you need to stage an empty house for sale, or to help you stage your full house.

Staging also includes fixing all those little problems that you’ve dealt with over the years like your dripping taps, cracking walls and squeaky doors.  In other words, anything that you find on a walk through of the house that would deter a new buyer needs to be taken care of.

Once you have taken care off all of these things you will see that your house will sell quickly and for more money that you ever thought you could get—in fact, staging does make all the difference.
