Deciding Which Part of Town to Buy In

Now that you’re considering all the most important factors for flipping a home it’s time to look closely at the most important factor of all: namely location. As is very common the most major US cities one neighborhood can be vastly different from another neighborhood only a few miles away. It’s essential to understand which is the best part of town to buy in.

Obviously everyone wants to live in the good areas. These are the well-established neighborhoods with a long history of safety and security, good public facilities, low crime and good public schools. It’s a sure thing that such a location will demand a high price from the buyer of a new home. The good news is the value of a home in such an area will only appreciate but generally it is a constant and steady slow climb overtime. But a boom in housing and development can even affect these areas.

Usually it’s hard to flip a home in such an area for a high return. To do that you need to look at more risky parts of town. These locations may be completely new developments such as suburbs that were empty lots of land until development began or even bad areas that are moving towards a change. Many city are seeing new money pouring into areas that were once undesirable do to crime and other negative factors. To buy a home in such an area right before the popularity boom (known as gentrification) is how you can really make money.

You may then be in the position of buying cheap and selling expensive within a short time frame such as 6 months to a year. Evaluate all areas and the history of their location before making a purchase and understand how desirable homes in these locations will be for resale purposes.
