Future Development

It’s impossible to know what the future holds for real estate but there are some ways to get close to understanding the trends. Location is the most important factor, old homes can always be fixed up and renovated or even replaced but it’s impossible to fix up an entire neighborhood on your own. If you’re looking to buy a home to flip in an area that has remained popular and desirable for at least 10 years, chances are pretty good that the market value of property in this location has been anchored and won’t take a big dip any time soon.

But as already explained, that’s often not the best way to make money. It’s better to buy in a bad part of town if you know there is a plan to develop that area in the near future. Knowing this kind of information can make you a lot of money. You can often read about plans for future development in the media or you may even try to contact big developers directly to see what they have planned for the next several years.

AN early indication can give you the leverage to get on the boat before everyone else does while the prices are still cheap.  The process of redeveloping an old and run-down location is called gentrification and this process is happening all the time in big urban cities. Often when the good neighborhoods become to expensive for young people to afford they start looking at surrounding neighborhoods that are within close proximity hoping for an outward expansion and the ability to enjoy the same standard and quality of lifestyle for a cheaper price.

You may consider surveying neighborhoods and locations close to high priced areas to see if any small amount of development has started. The less development already exists the higher your risk is, but at the same time the cheaper the prices will be in that area and if development does start up in the near future you could be sitting on hot property worth a lot of money.
