The Importance of Location When Buying and Selling a House

If you talk to any experienced realtor you’ll always hear the following three words as the most important criteria for buying and selling a home: location, location, location. Ultimately the location you choose for your home will have the greatest impact on its value on the market.  You can always changes what’s inside your home but you can never change what’s outside of it. Whether your perspective is a short term buy and sell or even a longer time frame, location is the most important factor to consider.

Location is key because it will always have the biggest impact on your property. You can always renovate your home or even knock it down and put up something brand new, but it’s impossible to change the neighborhood and surroundings. Being close to a highway or an airport can have far reaching consequences for your home. You might find some really hot deals in such areas but be warned, selling that property (hopefully at a profit) may be next to impossible if it’s in an undesirable area.

While a bad location might turn you off buying a property a very good location may do the same –especially if you’re looking for a quick flip and a large margin. In a well-established area this is next to impossible. A highly desirable neighborhood posses several problems: usually property is already expensive and it’s very hard to get a good deal in such an area. Also, very often the market value for homes in this area increases gradually over a long period of time. This offers stability for someone with a long-term perspective but won’t offer a very healthy return for someone trying to buy and flip a home in such an area. Take note of the advice put forward in the following sections about the importance of location when buying a home.
