Is Home Insurance Needed When Flipping a House?
When ever you own a house, whether you are living in it or not, it is important to have insurance incase anything goes wrong such as a flood, injury to workmen and maybe even for yourself. When flipping a house the risks are different from owning a house and making renovations, and these risks will determine the type of insurance that you are going to need.
They type of insurance that you take out all depends what you want to do with the house that you want to flip. If you want to just make cosmetic renovations then a normal policy will probably be fine. However, if you want to add extra rooms or features to the house then there are possible risks posed onto the builders, and so a larger policy that covers a variety of situations will be in order. You have to remember that since the home that you are flipping will not be occupied you might need a vacant dwelling policy which sometimes costs more than a regular homeowner's policy. A good idea would be to keep all your policies together in the same company, that way you might get a price reduction on these particular policies
The main problem that you might run into is from the insurance companies themselves. Is your venture worth the risk? Are you going to be able to achieve your goal claim free? These are the kind of questions that are going to be posed to you. Of course the greater the risk the higher the price of your insurance is going to be, and the more difficult to obtain. However, once you have answers for these questions, and you are confident that your venture will be a success then you should be on your way to having a great time and making a big profit!
