Consider the difference between adding another room to your home and repainting your kitchen wall. Changing the structure of your home and building a new room from scratch will require careful planning. You will probably need to obtain a permit for building to be carried out on your property. You will have to consult with neighbors, organize contractors and be prepared for the inconvenience of builders working on your home for weeks or even months.

While this may sound stressful, the completed work gives you a major advantage. The value of your property is likely to increase substantially if you add extra living space to it. You will also be increasing your quality of life and the enjoyment you have in your home by giving yourself extra room. If you have a long term perspective of the job, you'll know that you will get a high percentage of the costs back if you come to sell your home.

A common way that many people fund long term renovations to their homes is through a home equity loan. Otherwise known as a second mortgage, these loans allow home-owners to borrow money against the existing equity in their properties.

Repainting your kitchen is much simpler. Short term, it will increase your quality of life and cost you less than major renovations. However, it is not likely to contribute greatly to increasing the value of your home.
