Default Maximize Your Remodeling Investment

Several years ago you could count on getting a prety nice return on your home remodeling investments but things have changed since then. Now you can only expect to get a 64% return on your home remodeling investments. There are some things that you can do to ensure a nice return on your projects.

Repairs get the biggest returns. First of all, buyers won't usually even look at a house that is need of obvious repairs. And if you try to hide what needs fixed and the buyers find out during inspection, you will be asked to pay for the repairs and possibly an inconvenience fee for the buyers having to have the repairs done. That will cost you more in the end.

Rather than adding on to a home you are better off making the existing space better.

Eco-friendly upgrades are all the rage these days. You will get a great return for green features that you add.

Jaccuzzi's and pools are great but people look for nicely upgraded kitchens, baths and so on more than anything.

You are so right when you say that people look for updated kitchens and bathrooms. After all, these are the most "used" rooms in anyones home.

The kitchen should be done over with the latest energy efficient appliances, even though it is costly to do so, it will bring a great return.

And do be careful about the counter tops that are installed. People are most likely to want granite counter tops and if you want a good return, you need to give them what they expect.

In the bathroom, double sinks seem to be the most sought after items, with a roomy shower coming in next.

And DO get all repairs done before showing the home for sale. I know that if I ever buy another house, I want one that isnt going to need anything any time in the near future.

I agree. If I am going to be putting all that money out I want things to be nice! I don't want to have to do the work. Most people don't have the time. Do it right to begin with and you will make a decent profit.
