House Flipping Musts
I am always reading about flipping houses and some of the do's and don'ts. I want to learn everything I can about it. I came across a little article that offers some tips that are very useful. The importance of these cannot be stressed enough.
1. Your goal of course, is to make money. Whats the point of you don't make money? So when looking for a potential flip you need to consider the cost of the house, the cost of repairs and any upgrades.
2. Have the property inspected. You have to have it inspected. You just don't know what could be severely wrong and yet hidden to those of us who wouldn't know the signs. You could end up with a major money pit.
3. Outsourcing work. It's great if you can do some of the repairs yourself because you can save a lot of money that way. But if your not sure or not very good at doing something your better of paying a professional to do it for you. That way it turns out right the first time.
4. It's a pretty good policy to list the property 1 to 2 percent lower than market value. Time is money in the house flipping business. The quicker you can sell the more profit you will have made.
5. Use a qualified agent to help sell the house. Nine times out of ten you will sell quicker and with a more smooth transaction. You can better use your time looking for your next flip!
