Default For Sale With Tenants

I was watching a show a few days ago about a woman who was wanting to sell a home that she just put a whole lot of money into updating and so on. Though one problem with the home was that there were three tenants living in the home.

This became quite the challenge for the agent to show or sell the property. Two of the men living in the home were alright with it being sold. However there was one who was not ok with it and did all that he could to make sure that the home would not sell.

He made sure that the home was messy so that when ever anyone was brought by to see the home all they would see was a huge mess everywhere.

I wish I could remember the name of the show I was watching but I can't, though I have learned that trying to sell a home where there are currently people renting is something that is almost impossible.

I guess that the agent got fed up after she cleaned the house herself, cut the lawn and did everything that she possibly could to get the house sold, but thanks to the one renter that didn't happen.

Finally the agent just gave up and told the owner that she could not possible sell the house when the tenant would not cooperate with the sales agent.

I can understand both sides of the story here. Maybe the owner really needed to sell the property, maybe they didn't have a choice. On the other hand, the renters probably were comfortable with the home and just didn't want to move. Maybe they couldn't afford to buy the house themselves. Who knows. It's just an unfortunate situation.

I hadn't heard of a television show about that. I did find an article on the topic though and this sort of thing does happen quite a bit.

Quote:
Unless the new buyer is likely to be another investor, selling a rental home that is occupied by a tenant might cost the seller more than selling it as a vacant rental. That's because tenants often do not want to cooperate with showings, especially since there's little in it for them.
It goes on to say that a renter may try to sabatoge the sale. Tennants may have the place messy purposely. Many times they even refuse to leave during the showings.

I would think the landlord would be able to terminate the lease of the tenant that caused the no sale.

I would be so tempted to do that very thing if this ever happened when I tried to sell the building.

Does anyone know if doing this is a legal possibility? It should be if it isnt at the present time.

She could have forced this person to leave the property for the things that he did, however she didn't want to lose his monthly rent because that money is what she was using to pay the mortgage.

Though because of this one person her realtor was not able to sell the house so she will continue needing rent money to pay the mortgage each month.

She would have been better off getting the renters out of the home before attempting to sell. At least that one that decided he didn't want to find another place to rent. Then she could have most likely easily sold the place and gotten rid of that entire mess and worry!!!

It was in the renters contract that the house was in the process of being fixed up to be sold, so there were no surprises on his part. He just apparently wanted to be a pain in the ass for everyone around him.
