Where To Pay Rent
Some friends and I were hanging out and talking, well the subject came up about some of her family who are renting a home in Georgia, however the home owner has disappeared and now they don't know what to do about paying their rent.
Does anyone here have any idea of what they can do? It's has been I guess two months that the landlord/owner has been gone and did not leave them any information as to where to send their rent or who to give it to or even what was going on.
I have never come across anything like this, or have heard of this happening to anyone before so I am curious to learn something new and hopefully help them out of this situation.
I just hope that things will get straightened out and that they won't lose their rental.

Once again, I would suggest taking the rent payment to the county courthouse. Im not sure where you would pay it there, perhaps the county auditors office.
By paying it at the courthouse, no one will be able to evict them for non payment of rent.
But then that leaves the question of how to let the landlord know where the rent payments are if they have now way to get in contact with him. But if he shows up wanting money, I guess they can tell him then.
Plus, if the property they live in gets sold meanwhile, they will have proof that they did not take advantage of the situation and did make every attempt possible to keep the payments current.

UPDATE:
Well things are I guess back to normal for the renters now. I guess the home owner had taken off for the weekend to visit some friends and apparently had an accident which landed him in the hospital for quite a while.
Though things are back to normal. Because this happened he is making plans for the future so that something like this will never happen again. He is making it so that if he is not available to accept the rent payments, his best friend and neighbor can take the payments, so that if something like this would happen again there won't be any worries.
Just goes to show that you never know when somehting is gonna happen, and you have to be prepared for the future.

Wow, just when you think you've heard of everything! I'm glad to hear that the landlord is okay. I think y'all gave some great advice as to what to do if the landlord is missing or unable to collect payment: keep trying, go legal if you have to, and keep a paper trail of your attempts. And it never hurts to confirm and reconfirm the address if you tend to mail payments (and send it certified).

I am also glad that the landlord is alright. Though it is nice knowing what to do in case something like this happens BEFORE it does happen.
Of course making payments to the court house to make sure that no legal action can be taken against the renters, but having an actual person who can also accept payments with the permission of the landlord is also something that is nice.
I have never heard of this happening before though something tells me that this most likely has happened to someone in the past. So I am kind of glad that this happened so that everyone here knows what to do in case it happens to them, as well as speaking to landlords or home owners to make plans just in case something like this were to happen so that everyone is prepared.
It is always nice to hear about these kinds of things so that everyone can learn about them and make preperations so that it doesn't happen to them.

Wow, that is a crazy situation. I guess it's a good idea to ask them when you sign a lease what to do in case something like that ever did happen in the future.
Did your friends take their payments to the courthouse or what did they do?

I do believe that they continued to mail in their rent payments as they normally did, though they realized something was wrong when they werent recieving a receipt. The landlord did get the payments and all is well thankfully.
They also have another plan of action in case something like this were happen again which is a very good idea to do.
I am glad that I did post about this because this kind of thing can happen to anyone at any time, so it is always better to be safe than sorry later on down the road.
I never would have thought of something like this happening while I was a renter, though now that I have heard about it happening I will know what to do if something like this happens to anyone that I know.

Yea, thats never been something that even crossed my mind. I guess everyone who rents should talk to their landlords to see what they should do if something like this were to happen to them.

Direct debit may also not be a bad idea, although it can require a surprising level of maintenance for it being "hassle-free", namely when it comes to situations regarding the lease.
