Default Top 10 Reasons to Have Your Property Surveyed

RIGHTS-OF-WAY, EASEMENTS, AND ABANDONED ROADS
This is where My sister had a problem. When they bought there house the road to the house was partly owned by the neighbor because the original bridge had fallen in and a acess road was put on the neighbors property. Well the neighbors were tring to deny my sister acess to her new home when the state steped in and told the neighbors either you give them access or we build a bridge where the orginal road was and you have to tear down your shed and above ground pool. Needless to say the neighbors backed off.

Top 10 Reasons to Have Your Property Surveyed
So, you think you know everything there is to know about the legal description of your property. If you had to, you could dig up that old plat and calculate precisely where your property begins and ends. And you know exactly who has a right to come onto your property and why.

If that's true, you're one step ahead of most property owners. Most people seek out the expertise of a professional surveyor to settle common property description issues before they become problems. And in addition to a professional survey, many people seek other specific certifications such as an environmental certification, a zoning opinion letter, or a flood plain classification from the U.S. Department of Housing and Urban Development. Following are some common reasons property owners hire a surveyor.

I think that that should be on the list at the top when making a home purchase. You would be surprised what can happen in a couple of years.
My neighbor moved in last year and it was the first thing he did. He has
been doing landscaping and it has saved him from any issues with his
neighbors. People think they know where their property begins and ends
but they only have a general idea. If you build on your property you need
to know for sure because of zoning laws ectera.

Having your property surveyed can save a lot of headaches and heartaches. Too many people are willing to go to extreme measures to 'protect' property that they believe they own. In many of those cases, they are wrong, but the measures they take can cause a lot of others pain. We had a neighbor that believed they owned the creek beside their lot and also the township road that ran alongside the creek. There were many court cases and a lot of trouble was caused by these people. The main trouble was that there were 2surveyors with different opinions. Finally the county surveyor was called in to determine who owned what.
