General obligations of landlords from http://ago.mo.gov/publications/landlordtenant.htm

Landlords should:

Make property habitable before tenants move in.
Make and pay for repairs due to ordinary wear and tear.
Refrain from turning off a tenant's water, electricity or gas.
Provide written notice to tenants when ownership of the property is transferred to a new landlord.
Not unlawfully discriminate.

My question is why do landlords never do what the are suppose to do, and get away with renting out dumps for high rent, when the houses they have up for rent is not good enough for the mice that run around them.

There are steps that a tenant can take to force a slumlord to make repairs and much more if the situation calls for it. All it takes is a bit of research and the guts to follow through.

No one has to take abuse of any kind from a landlord. All a tenant needs to do is make sure to document as much as possible as well as possible. Get things in writing and a whitness is also a good idea.

Slumlords would be a thing of the past if people would make a stand!!

Yes there is but it gives those slumlords 30 days to fix it up then people have to live like that for 30 more days it is just not right., and if they do not pay rent they get thrown out of the dumps they live in where is the justice in that?

Something that should be checked into is the availibility of this option. Several states allow a renter to pay their rent to the clerk of courts in their county, then the clerk sends a notice to the landlord as to why the rent was paid there and also the fact that the clerk will hold the rent until all repairs have been made.

When paying rent this way, the landlord cannot evict a tenant as the rent has been paid. All the landlord can do to get his money is to fix whats needed and prove it. Then he gets his cash.

Yes you can put your money into the courts, but first you need to send you landlords a certified mail telling them of the problems, and give them 30 days before you can put your money into the courts, so if it is a emergency you are screwed.

In most situations there are always ups and downs. At least paying to the courts it does get things started at least. That is more than what was being done in the first place.

If the home is that bad off that living there can cause bodily damage or something like that then the other option is to turn them into the housing authorities and maybe get things done that way or possibly find another place to live in the area.

Renters have plenty of choices. If they are stuck in a dump its probably becuase they did'nt meet criteria at a nicer place. In which case landlords of low income homes know they will most likely be flipping tenants so they dont put too much into the property and squeeze as much rent as they can. This way when they toss the tenant for no pay and get another the few months they stayed vacant doesnt hurt at the end of the year. Its just business

It's all about what is the easiest way to make some money without putting much effort into it.

Isn't this the case for a lot of things? It sure seems so.

It does put renters between a rock and a hard place.

It would only put the renters with limited options in a hard place.. I have a few rentals some nice, and some in the hood. If someone comes to me and has had evictions, no stable job history, garnishments, ect.. They get my hood house.. Good work history, stable ok credit, no evictions in 5 years.. They get a way nicer house.. But I feel they have earned it by being more responsible.. Everyone has a sob story but as a landlord if you listen to all of those you will be running a few homeless shelters and going broke.
