Default Home Repair Codes and Regulations

If you are planning any renovations in a home you need to be aware of the codes and regulations that go along with what you are doing. There are laws that must be followed as far as what you can and cannot do. If you do not follow the codes, you will be penalized.

Electrical receptacles and switches have limits as to the number of wires that are allowed under each screw. You are only allowed 1 wire under a screw. Otherwise, it is considered a safety hazard.

If you are thinking about installing foam insulation you must be putting it behind drywall. This must be done even if you are planning to install bamboo, wood or other faux wall coverings. This is the law. The reason for this is that the added layer slows the spread of fire and also prevents much of the acrid black smoke from the burning foam from filtering throughout the home.

In the kitchen, all light fixtures must be grounded. You have to have a 15-amp lighting circuit as well as a separate circuit for the refridgerator and the dishwasher. You also need to have two 20-amp circuits for receptacles.

Permits

You must remember to find out if what you are intending to do to a property will require any permits.

Septic tanks-

If you intend to add a septic tank to a property you will most likely need a permit before doing this. After you have aquired the permit and have done the installation, the work will have to be inspected. Otherwise, you can expect a hefty fine.

Home expansions-

Permits are also required before you begin any home expansions. Renovating to add on more rooms will have to be approved before you begin. Again, if you do not aquire the permit, you will face hefty fines and may have to tear down your add-ons.

Patio's-

This is another project that requires a permit. Seek the permit or face penalties and the possibility of tearing down the patio.
