Default Appurtenances.

Knowing this term and its meaning is important when you are buying or selling a home.

The idea being expressed is that the back-yard "belongs" to the house, which is the more significant of the two. In 1919, the Supreme Court of Minnesota adopted the following definition of an appurtenance: "That which belongs to something else. This also refers to things like ceiling fans,light tracks ecetera. If your going to sell your home and want to take it with you be sure to replace it with something else before you list it otherwise it goes with the home.

This is probably going to happen in most cases because it was there when you showed it and when people view the home they expect that what they are seeing is what they are going to get.

Thank you for the explanation of appurtenances. This is a term that people have to understand so that they know that if their home is shown with certain things, such as the ceiling fans etc, that they go with the house when it is sold.

It is really irritating to pay for a home and to have seen it with certain appurtenances only to find them gone when you go to move in.
