One thing is for certain, you had better know what the house is worth when finished and how much it will cost to get it ready to sell. Then I add 15% to the amount it will cost to get it ready to sell. Then and only then can you decide how much you can pay and make the profit you want. The last flip I just done I got a real surprise. I had a termite done and it had active termits and damage. It end up and cost me an extra $500 to get it sprayed and almost $800 to make the needed repairs. I do most of the work myself but I've just got to old and fat to be crawling around under floors. Always plan on something bitting you in the butt on every flip and then when it does happen it won't hurt near as bad and the goal is to come in under budget anyway.

Termites are something that could and would put a horrible dent into the house flipping budget.

Since you know about these little pests and what they can do, can you tell us some of the things that we all need to look for in our own homes as well as for those being flipped.

I know that these little pests can cause some serious damage to a home. When my Grandmother moved to Maryland with her daughter the house was left empty for many months. Short time later it was discovered that while she was away the termites had moved in and parts of the floors had to be replaced, one wall had to be repaired,and work had to be done on the window sills as well.

I don't know what it cost to have all of this work done, but I am sure it wasn't cheap. All of this had to be done before the house could be put up for sale.

Knowing what to look for and ways to prevent them from moving in is the best way to save house flippers a good deal of money.

Wow Coach I am glad that you were able to get everything straightened out!! I can't even imagine what that must have been like dealing with getting things switched around to the proper house.
