Default Mistakes to avoid when flipping

Here are some mistakes you should avoid when you make the decision to flip a house.

If you are able to finance 100% of the property or able to get private funds to use as the downpayment, this will give you money which can be used for fixing the home rather than tieing it up in the downpayment.


Before you purchase the home,decide how you are going to proceed. The best returns on a property are given when it is in your hands for a short amount of time. The more time your the owner the more it will cost you to carry it.

If you find that you are in need of a contractor be sure to get several bids. Bids should include date completions along with penalties if dates are missed. Now if you find that the contractor you have hired and yourself are having issues, make sure that the contract which you have with that contractor will allow you to fire the contractor with out penalty to you.

If you are able to put the home for sale by owner, as this will allow you to pocket the real estate fee.


It is a good idea to set a goal amount for the property before you even purchase it. Though you must understand that depending on the market the price may need adjusted.
