Default Flipping Mistakes

Has anyone here had any recent house flipping mistakes that you would like to advise us on? We could all sure use all the tips we can get.

I haven't had any major adventures lately so nothing new to report from me.

To cover some basics just always remember to not go in over your head. Don't take on a bigger project than you can handle.

Don't over upgrade. Yes you want to fix things up and make it appealing to house hunters but you don't want to sink more money into it than you can be sure you will get back out of it!

Don't take on the first contractor that you meet. Get estimates and be picky. Remember, you are the the one paying... you are the boss.

Don't let others influence you into taking on something that you know in your gut you shouldn't!
