Default Biggest Flipping Mistake?

To all house flippers I am curious about the biggest mistake you have ever made while flipping a house? Learning things like this can seriously help others not to make the same mistakes, hopefully!

Some people can learn from the mistakes as others and I know some people who never seem to learn but it is always worth a shot.



After watching some shows on people flipping houses I do know that when your working with friends or a contractor to get the work done, one mistake that a lot of flippers make is that they don't communicate well and things get off track quickly.

So please tell us some of the mistakes that you have made personally if you wish or mistakes that you have seen done in hopes that it will help other not do the same thing.

I think my biggest mistake was not budgeting enough money for the outside of the home (lawn & landscaping in my case).

I now think the cosmetic outside is the single most important issue of a home sale.

I have read about that a lot. They say if the exterior of the home and the landscaping isn't in the best of shape then buyers aren't gonna wanna bother looking at the interior of the house.

The house you were working on did you manage to get things taken care of and get it sold? I hope so. It would really hurt a flipping business to have a house sitting around to long.
