A costly update or remodel doesn't necessarily mean a quick sale of a home. When looking at updating your flip, keep it simple. If something in the house looks dated, then concentrate on updating those things.
If the cabinets, for example, look dated but they're in good shape, instead of replacing the entire cabinetry you can go through a re-facing process. It's less expensive than buying all new cabinetry, and it looks like new when you're done.
Major remodeling projects, such as overhauling the kitchen and bathroom, can provide greater returns on investment, but for homeowners looking to sell a house quickly, it's best to focus on smaller projects to increase the home's appeal to prospective buyers.
Replacing outdated windows in a house is quickly becoming one of the most common remodeling projects undertaken by new homeowners who are concerned about improving energy efficiency.
"People are very nervous about what's going to happen with natural gas, propane and gasoline prices this year," said marketing director Randy Dickens at Modern Exteriors of Springfield. "Energy efficiency is at the forefront of everybody's minds. You do lose a lot of energy through your glass. Modern windows are double-paned. There's even triple-paned glass now that creates a vacuum between the panes and air can't flow through."
Another efficient project for new homeowners is to replace the home's insulation and put up new vinyl siding. For new homeowners concerned about conserving energy, new siding and insulation can dramatically increase a home's efficiency. For sellers, the cosmetic effect of new siding on a home can help them to get highest possible selling price.
