Don't waste your cash on projects which are unnecessary. Choose projects that will help you sell, which come down to doing some basics. Replace the plumbing, and the wiring, if needed. Don't put your money into things that won't matter in the long run.

There is some really good information in this article. It makes sense to have the home inspected. Even though this is an added cost, it's well worth it in recouping those costs and the costs of the renovation. Keeping the paperwork and showing what improvements have been done, will go a long way to sell your home at, or at least near, what price you want to get.
