Budget Renovations that Look Great!
I've been flipping properties for a couple of years now and I have a few great secrets I'll share with you when fixing up bathrooms and kitchens.
1)Refacing cabinets: Many of you already know about this, but it is absolutely huge! I can usually buy brand new doors, and veneer the the outside edge of the boxes for around $600.00 in a typical 10 x 10 kitchen. Infact I found a local company that supplies Home Depot. Home Depot quoted me $5000.00 to reface a kitchen. I went straight to the supplier bought the doors and did it myself for $550.00.
2) When you buy granite for a counter top you need to shop around. A granite supplier basis his price around a couple of things. One of the key elements is how much waste will there be left after cutting the dimensions for your counter. Go to the granite supplier and ask which bits he can sell the cheapest. If you need to join two pieces and have a seem in the counter it's really not a big deal. Most buyers wont care.
3) Mosaic Tiles! Mosaics are hugely popular! But you gotta be carefull. When you go too cheap you'll curse trying to cut them and install them. I found a company called Cove Finishings in Canada that sells really nice tiles for around $6.99. These tiles are a bargain and add a really nice focal point in the kitchen.
4) Under mount sinks! Check out Ebay for these! Ladies go nuts for them and if you shop around on the net you'll get them for peanuts.
