Default Average Flip Time

I am not a house flipper, at least not yet. Though I am trying to learn all I can about it and one thing I am curious about is what is the average length of time it takes to flip a home before it is ready to be sold?

I know times will always differ because no two houses are exactly alike. Though I am sure that there is a round about average time period it takes to complete a house flip.

I know a couple who flips houses for a living and when I asked them this same question I couldn't get even close to an answer. They tend to argue and fight a lot which surprises that they manage to get anything done at all.

I haven't flipped a house either but I have done tons of research and listened to our resident experts who flip all the time and you said it... every house is different.

You want to get in and get out as fast as you can but of course you don't want to cut corners.

The faster you get it done and sold the more profit you will make.

Well homealone, this is what I try to work from. I expect it to take me from 30 to 60 days depending on what I need to do and keep in mind that I do most of my work myself, so the work can be done quicker if you hire the right people. I alway's expect it to take me from 3 to 6 month's to sell the house once finished. Of coarse knowing how long it will take to sell is anybody's guess. I was really lucky last year. My Average days on the Market was 32. But don't expect that, always expect the worst.

That is sound advice. If you are prepared for the worst than you know that your going to be ok.

For alot of people unrealistic expectations is how and why they fail. If we lived life and spent money like we were going to win the lottery tomorrow we would all be broke and homeless. Planning for the worst is always the best stratergy.

If your only doing cosmetic stuff like floors, countertops, landscaping, paint & new fixtures why would it take more than 30 days? Granted you are hireing out for 80% of the work. Isnt 30 days realistic as long as your not doing anything major?
