Default Appliances or not??

Hi-
Wondering if I need appliaces (stove,fridge,washer,dryer) in a flip or not.
What if potential buyers have there own,then its a waste of money.
Do I go buy these on the chance they will be needed or leave them out and offer a lower asking price?
What do you guys do?

I have seen alot of people put them in and then others don't. Personally I would think of it this way, If you were purchasing a property for yourself would you want them to be there?

I am sure that you can get more money for a property with appliances already there. Without may not be a big deal either for some people. The choice is hard to make.

Thanks for your reply badmomma.

Myself I'm thinking if I were a potential homeowner I would like to be able to choose the appliances myself for color, brand, options, and price u want to spend.

Hard call for sure (for me).

That is a really good question. A tough one.

I'd have to say put the appliances in. I'm not a professional flipper or anything but I have gained a lot of knowlege on the topic and from what I've seen people usually prefer to have the appliances already there. And nine times out of ten they want stainless steel.

It's granite countertops and stainless steel appliances.

That doesn't mean that everyone prefers that but it does seem to be the majority does.

The appliances can actually be used as abargaining tool when trying to come to a term close to your asking price.

Great point.
We're on a pretty tight budget and the maximum comp in the neighborhood is about 110K so kind of wondering if Stainless would be too expensive and perhaps over improving for the money we would be getting back.Would definately be nice though and I'm sure a strong selling point.

I see it this way:

If the home is in a family neighborhood, the lady of the house plays a big part in the decision to buy. And most likely her eyes will sparkle at the sight of shiny new appliances, she will be sick of the ones she has.

Kitchens sell houses - kitchens and bathrooms are the most important selling point these days. If you capture the lady of the house with sparkling kitchens and bathrooms, you pretty much got the sale... more often than not the women will influence the sale most.

Psychologically, the new appliances will be an incentive to buy because they look like the cherry on top, and people don't realize that they are figured into the price.

If on the other hand the neighborhood is mostly singles, or condos, then appliances are likely not very important.

Yeah, I guess the cherry on top quote you used makes me realize I'm going to have to put some nice appliances in, roll it into the asking price, and hope for the best.
You also got me thinking that if there are no appliances the presentation might be a little bland and empty.

If worse comes to worse and they already have appliances I'm going to do as flip-it-fast suggested and use them on the next flip,although they'll take up some room for storage.

I have seen many house flippers buy appliances and put them into the home and give the buyers the option to buy. I think that is the best way to go. Of course storing the appliances if they don't wish to buy them could be a little bit of a hassle, but could also seriously benefit you on your next flip as was already said.

I have also seen flippers go to a rental place and rent the appliances. Then the buyers can have the choice to take over payments or you can simply return it all. Doing it this way would me a little money but also you wouldn't have to worry about storing anything if the buyers don't want it.

It's a tough choice, so weigh all your options and see which is going to work best for you.

I think you should always put stainless appliances in and give the buyer the option to purchase them. A house just shows better that way, and you can pick up a cheap set at Sam's or Costco. You can always put them in the next house and it's nothing to have a plumber run a water line for the fridge. I just call my local San Francisco plumbers and have them come out and get it done in like half hour.

I agree that appliances should always be offered. I've seen so many really nice homes that didn't get an offer simply because there were no appliances. This could be the difference between a sale with good profit and not even getting a nibble!
