Default Realtor can do a fair market analysis.

A realtor can do a fair market analysis or comparison of your home to others that are similar to get a value for your home. They will take the size of your home along with how many rooms and use that to find some that are similar.

They have certain amounts that are used when they have to add a bathroom or bedroom to the value of a comparable home that is short on either.

This comparison helps to give a value to your home and a listing price when you go to sell it. When you visit a realtor make sure to ask for one and to list all of your homes amenities when doing so.

I'll throw something else in. Make sure that the realtor not only shows you similar houses that have sold, but similar houses that have NOT sold. Ask for expired listings as well as sold listings AND active listings to get a fair and accurate analysis on what your house is worth.

Both of you have given us good pointers, thanks to both of you. It's important to know what questions to ask and what to look for in an agent when selling a house. After all, we put a lot of money, sweat, and tears into a house - we need to get a fair price when we are selling it.

I agree 100% but sometimes what the seller thinks is a fair price and the price that the market dictates are totally different. A good Realtor will be straight with you and tell you the reality of things (in a kind way of course)....
