Default How long do you stay?

If you are trying to sell your house, how long do you stay with the Realtor that is selling your house?

My sister was trying to sell her house a while back and she stayed with the same Realtor for about a year.

I would think that if the house doesn't sell within 6 months, they are not working that hard for you.

Her house only went on the market for $89,000 and it is in a good neighborhood. I don't understand why it didn't sell. I think they only worked really hard selling the homes that was for alot more money.

I guess my question is, do some, not all Realtors try to sell some homes more than other homes if they are going to pocket the most money? I was thinking that her Realtor was trying to sell the homes first that made the Realtor the most money.

Am I wrong? What do you think?

When people come in looking for homes they tell the agent what they are looking for. The agent then looks for homes that are similar and shows those to the client.

It may be that the buyers were looking for something in a different style or size in a home than what your sister had.

Many look for specifics like pole barns,acreage etcetera. If there aren't any that match they look to other markets nearby.

I have found that most of the big realtors do try to sell the ones they make the most money off of first. I also found that if you want a good realtor pick one that is not with a huge company. They will try the hardest to sell your home, no matter how much the price. The reason being they do not have as many homes and will worker the hardest. This is just from my experience.

In your opinions, how does a Realtor "work hard" to sell your house? What goes into working hard to sell it?

I think the big reason that houses don't sell is price. Period. If it's overpriced it won't sell. If your sister's house didn't sell for $89,000 then it is overpriced. A good Realtor will know what your house will sell for and will list it at that price. If you owe more than it's worth or have unrealistic expectations (which MOST sellers do) and list it too high... it won't sell.

When I get a listing I do the following things: List it on over 30 websites (thank God there is a tool to make this easy to do), put it on the local MLS and on my blog, and I advertise it on Facebook, Twitter, etc etc. Takes me about two hours to set it all up and then about once a week I push the listing again, taking 3 minutes.

If it is priced right it will well quickly.

Oh, and to answer your question on how long to stay with a Realtor. If they can't sell it in 6 months then you should move on. My two cents.

Thank you very much for the information. I thought she stayed with them way too long.

They only advertised in a paper for what I understand. Now the paper was also online but still only one site that I know of.

She said, the next time she goes to try to sell it again, she will use a different Realtor.
