Where to Start After the Purchase
We talk to death here about how to go about finding a house to flip, getting it inspected, financing and the paper trail process. We don't talk a whole lot about how to go on after the purchase.
1. This is definitely something that should be estimated before the purchase and then again after. What materials do you need to make upgrades and repairs and how much will it cost you.
2. Then decide what you can afford to do and still be able to make a profit. Choose your improvements. You need to get the most bang with your bucks so you have decide what are the best upgrades to set the house off, light fixtures, flooring, paint color and so on.
3. Stick to your initial plan, don't go over budget. Thats a big mistake that a lot of first timers make.
4. Do the work that you can handle on your own to save money but don't try to tackle things that are difficult and you haven't done before. Sometimes it is better to pay someone who has the expertise.
5. Stage the house for sale. Add minimal key pieces of furniture and art. Just enough to make the house feel comfortable.
