Using Social Networking
My cousin was recently in the process of remodeling a couple of flips that he'd acquired and had a great idea that I thought I'd share with you.
He recorded the entire remodeling process through photos that he would load onto his Facebook page so that his friends and family could see the progress he was making - and so he could get advice from the family experts as well.
When the first house was finished and he was ready to sell, he didn't even really need to advertise it. His friends and family had already copied and pasted all his information on their Facebook walls as well; word spread and by the time he was ready to sell, he had several potential buyers ready with offers. Those people had been able to ask some questions, and of course were able to see that he hadn't cut corners with the remodeling.
This won't work for every flip, but it wouldn't hurt to keep a record in photos of the work done on your flip so that the potential buyer could see the process and would know that he/she could trust that the work was done and that you didn't just camoflage the problems in the house.
