Default Trains

I found what I think is a great house to flip. Its in a great neighborhood neer good schools shopping ect. It needs a major face lift no real structural issues. I can buy it for 40K and its in a neighborhood that gets 110K.. Only issue thats holding me back is....The damn train.. Its got train tracks in the back yard.. Other peple live there and its a nice neighborhood but Im affraid if I do the job its gonna sit forever due to the damn train. What do yall think?

I think it depends on who may look at the house. If it's a younger couple who have kids or who want to have kids then it might be hard to sell. If it's an older couple the occassional train may not worry them. I doubt though that you will get as much as neighboring houses without the tracks.

I have RR tracks that are literally twenty-five feet in front of my house. They go right across my driveway. When there is a train I am stuck. I have kids as well and it's always worried me.

I have to agree with Flip_it_fast it is all going to depend on who views the house.

My grandparents living in a home where train tracks were just a few feet from their front door, some people it will bother them and then there are those who won't really care about them.

Find out how often a train passes the residence. If there are always trains going by that is going to complicate things. Yet if there is a train once or twice per day or less then most likely thats not going to be a huge problem.

It could be a tough sale and then again it may sell quite easily because it sounds like it's in a great neighborhood. Stage it and stage it well.

Do not buy that house. I have had houses listed that are that close to train tracks and they set for ever. Some never sell. The only way I would buy that home is if I had the cash and was ready to rent it if it didn't sell within the first 6 month's. You just can't take a chance on buying a house that you may not be able to turn over quick. That is just to much of a gamble even if it is not much money. I would never buy that house unless I was ready to rent it.
