There are three different types of house flipping. Each type has it's own advantages and disadvantages.
The first is what is known as "Retailing". Retailing is when you buy a fixer, a house in bad shape, do the repairs and then sell it for a profit.
The second is known as "Wholesaling". Wholesaling is when you buy a house and sell it to a real estate investor for a quick profit. In order to be a success at this type you need to have a network of investors and know what they are looking for. It tends to be easier in larger cities.
The thirs type is known as "Assigning the Purchase". This is when you sign a contract to purchase a property and the "assigned" sign after your name. You don't close the deal yourself. Instead you assdign it to the real estate investor for a small fee. If you invest in the right home it can be very profitable.
