Default Renovate for a Bigger Return

If you are trying to sell a house with a green refrigerator and a beige stove from the 1970's you cannot expect great results. Certain aspects of a home are the selling points. Making some renovations will put a lot more money in your wallet from the sale.

In the kitchen you want to upgrade the appliances, countertops and floors. Upgrading the cupboards if necessary will make for a nice profit as well.

Upgrading the bathroom is a must as well. Most people look to have a shower and a tub available and couples also like His and Her sinks. Of course the lighting, tile and so on need to be from this decade or most folks won't consider the house and if they do, you can bet they won't want to pay what you would like to get. If there is only one bathroom, adding another will really boost your profit.

Closet space is also very important to home buyers. If you don't have very much closet space in the home, usually you can renovate to fix the problem.

It took about 14 months to sell our house. At about the 12 month mark we replaced the vinyl in the kitchen and dining area with engineered hardwood and the house sold 2 months later. We feel the flooring change helped a lot!

I bet it did. Most people are looking for homes that are updated and upgraded. They don't want to have to do these things themselves. I am glad to hear that you were successful in the sale after changing the flooring.

It's surprising sometimes that some simple changes will help so much in selling a house.

Sometimes it can just be cleaning up the yard and painting the front door, to get potential buyers interested in looking at the interior of a house.

It often helps to have someone else look at the entire house - to offer a fresh opinion. After we've lived with a home for awhile, we don't necessarily see problems that exist.
