Default Open Floor Plans Vs Traditional

It seems these days more people are looking for open floor plans vs traditional, closed off rooms. It's better for entertaining and just makes the spaces feel larger.

In most houses you can open up the floor plan by either cutting away the top half of the wall and putting in counter space or by completely tearing the wall away. You can even create large archways to give it a more open look.

What you have to determine is what walls are load-bearing. Meaning they carry the weight of the roof and or floors above.

You also have to know where any electrical wiring, plumbing or heating duct may run.

I really like the open floor plans better than the traditional closed off rooms. Unfortunately for me my house is traditional. However I do plan to open it up in the future and actually use my bedroom as a dining room once I don't require so many bedrooms for children! I'd rather my kids live with me forever though so this may never happen lol.

Open floor plans are nice and some are very asthetically appealing but I prefer the closed floor plan, especially in our area in the winter.

In the winter here in Ohio, we get some very cold temperatures and trying to keep the whole house warm is very costly. By having a closed floor plan, rooms that arent used could be closed off to save on the amount of fuel that one has to use.

Plus, I really like the feeling of privacy that the closed floor plans offer.

If you notice what you both just said you will understand. Both will sell, you need to pay more attention to how the rooms like the kitchen and master bedroom are layed out. I do agree that most families under 30 tend to go more for the open floor plans.

My home has a very large kitchen that was designed in the 60s I think. The cupboards are all on one wall. The rest is open and thats great but it isn't as functional as I would like.

Our home does not have what I would call a master bedroom. Both upstairs bedrooms are side by side and the same size. It barely accomidates our queen size bed and a dresser.

These along with the main bathroom are important selling features to any home. Make them user friendly. I mean the lady of the home needs to be able to use them and clean them and they need appropriate storage space.
