I myself missed another great chance to pick up a flip. This trailer was offered for $24,000 and I waited a minute to long to call about it.

I drove by and people were already cleaning it up. It needs minor repairs. They will now be able to sell or rent it.

Get in the game if you see it don't wait. There are so many great properties out there. You will end up like me hoping that something else will come along.

Flipping can be fun you just have to grab the bull by the horns. I will let you know as soon as I find another like that one. This time I won't wait.

How are you looking for deals? Why not do some things that make the deals find you?

Jared, what all can a person do to get the deals to come to them? It would be great to know how to do this and that way a person wouldnt miss out on finding a good flip property that they might normally miss.

Put an ad on craigslist, hand out fliers, business cards, etc, let everyone know that you buy houses and are looking for deals. I'm not sure about sign ordinances in your area but I used to put up WE BUY HOUSES signs all over town before I was a Realtor.

Or get to know a Realtor and have them send you a list of the bank owned properties and start making low offers.

Deals don't fall into your lap, you have to go find them!!

Thank you for the suggestions they really do help alot. I am currently trying to do this alone. My hubby looks for them on the internet from Iraq then calls via the internet to tell me about them. Sometimes they are already gone by the time I get the information.

I understand. I just don't think the good deals are on the internet, they are out there to find face to face. Let everybody know that you buy houses and talk to EVERYBODY!! It will happen if you put it out there enough.

I am no expert on investing, but I know that if you want the deals you have to find them or have them find you, and not on the internet.

If you want a little more info I can show you a few places to go to find out more and listen to people that are doing it.
