Default Flipping 101

Very rarely does anyone make a significant amount of profit off of their very first house flip. Some make no profit at all. The benefits of the first flip are enormous though. Thats when you get your hands on learning about house flipping. You figure out what works and what doesn't. You learn from the mistakes you made and move on with a better aspect of what to do and what not to do.

For your very first flip don't pick out the necest house in the neighborhood. There just isn't enough there that you can do to end up with a tidy profit. Pick out the neighborhood eyesore if possible and bring it up to code with the surrounding houses or even better. Have the property appraised as it is and ask the appraiser what they believe the value would be with your renovations.

Sometimes you have to be bold. You can't be shy. It's a risky business, anyone would tell you that. You have to learn the fine line between cautiousness and boldness.

Go in always with a positive attitude. You have to have a good attitude and self-confidence. You have to be able to handle contractors and stand up to them when needed.
