Default First Timer Tips

If you are just starting out flipping houses and have no real knowlege on how to handle remodeling and construction projects, then first off you need to hire a general contractor. Don't take projects on yourself. You will end up spending too much time, money and end up with nothing but a headache.

The contractor can meet you onsite and give you some estimates as to what it will take to get the house into tip top shape. Be sure to ask the contractor for a copy of his contractors license.

Once you have your estimate add another 3-5% to it. There are always suprises and rarely is it possible to stay within the budget. If you have added the extra there will be no suprises.

Go to the site everyday or at the very least every other day. This way if the CG needs your opinion you are easily accessible and you can also keep an eye on the work being done.

If time is something that you don't have than house flipping probably isn't the best thing for you.

Angieslist.com is a great place to go to check on reputable contractors. People give their honest opinions of the contractors, their crews, their work and so on.

Also, ask around. Many people hire contractors to do their work and you can get a lot of valuable information from people and they will be more than glad to let you know about their experiences.

And you are right, asking around is a great idea. You probably even know someone who has used a contractor and they could help you make your decision.

Angie's List is a great place to start. For less than $20, you can have a lot of information at your fingertips. Keep in mind, as part of the service, you are encouraged to give your feedback as well, and there are a lot of tips to help you make a good strong assessment. Don't be afraid to call and ask for references so you can talk person-to-person with people who have experience with a certain contractor. A lot of times these insider tips can help smooth out any potential wrinkles.
