Default Deck material

What is the best way to deal with a deck in poor shape (rotted in many places)? There is also an old and possibly leaking jacuzzi tub in the deck, which I plan to get rid of.

(1) tear it down and restore the lawn underneath
(2) rebuild it

If I rebuild it, what material should I use? I'm looking for best bang for the buck. What material do new house builders usually use?

The property is eastside of seattle.

Seattle area. I would use a composite material.

After doing a bit of research on all of this. I would also have to say that your better bet would be to rebuild it using a composite material. From what I have read the composite material is going to last much longer than a wooden deck would.

However it is all going to be on you to make the final decision. It is going to depend on preference, price along with what you want and need.

Well that is my 2 cents on the subject. Hope it helps a bit.

OK, I eliminated wood deck as an option. If I rebuild the deck I'll use some sort of composite (haven't figured out which).

I also just thought of another option: replace the deck with a concrete patio.

Which is the best option (for house flipping)?

Umm I have a question for you. If your planning on replacing the deck with a concret patio are you planning on staining the concrete or using stamped concrete (I would suggest either or)?

Both concrete patios and composite decks are good choices actually. So this is going to basically come down to your budget. I have read that some composite decks can fade over time where as concrete doesn't so much. That is something else that you will need to consider.

I know that most concrete patios I have seen have seriously been beautiful. So consider the options carefully as well as your budget and let us know what you decide to do and maybe share some photos with us.
