Default Consider what you would want if it were yours.

I believe that when you are getting ready to sell your flip.
While you are still doing repairs and the like you should
consider what you would want if you were buying the
home.

Do you want a home with some amenities? I sure do. I
love my house but wish that it had had a nicer tub and
perhaps an island in the kithchen.

People like to have a home that already has nice things
in it. Most of them are simple things and easily added.
Don't be afraid to use your imagination. If you can
picture it there then perhaps that is where it should be.

If I were looking for a new home right now, there are certain things I would definitely want for it to have. Like you badmomma, I would definitely want an island in my kitchen and table room. I would also like to have a seperate dining room. A laundry room would be a must for me. My current house has the washer and dryer in the kitchen and I absolutely hate that! I would also want two or more bathrooms. My home only has one, even though it is a large home with four bedrooms. Having three kids and one bath is really troublesome, especially during school mornings. A nice yard for the kids is something else I would be looking for. Lol, in the end, I guess I want it all, I better keep dreaming! LOL

I agree Badmomma that you need to use your creativity and think of what you would want in the home. At the same time I'm not going to put granite countertops in a house I am selling for $100,000, just not worth it. Consider this when flipping a home... Is what your doing going to raise the value of the home?

The house I just did had a budget of $9,000. I could have easily spent $15,000 or more but knew I would get a return on that money because the house is a $69,000 house. My two cents...

I have to agree with you Jared, you must be certain that you will still make a profit after considering all the costs of any remodeling that you do in a flip. After all you aren't doing this for fun, you need to make a profit, or you may as well not flip houses at all.

Make sure the living room and all the bedrooms are wired for cable TV, especially now that high speed internet comes in through the TV cables as well. A lot of lazy cable guys will staple the cables along the baseboards and run them under carpets. Make sure the TV cables are run inside the walls, and finished off with the proper wall plates.
