Default Budget Remodeling

House prices are still pretty low so you really need to be careful of how much money you are putting into a house. If you decide to do a lot of renovations you may end up spending more than what you will be able to get of the projects and lose your profit.

You should really consider just remodeling the most important things. Basically you want the house to look up to date. That doesn't mean you need to completely renovate the entire house.

Get rid of the tacky wallpaper, remove the popcorn ceilings and update cabinet hardware and light fixtures.

Some new paint on the walls and new curtains and there you go. An updated look that didn't cost a fortune.

I couldnt do a house flip with my husband around, he is one man that "more is better", if you know what I mean.

He would over budget the project in a heart beat. He is the type of person that instead of removing the wallpaper, priming and painting, he would have to remove the drywall, install new insulation, wiring, and then new drywall. And that isnt always necessary when doing a flip.

I think a good rule of thumb when flipping any house is to buy one that will NOT need major overhauls in several places.

There are still homes out there that you can buy on the cheap that wont cost you an arm and a leg to remodel for sale and this is the best way to go.

If you buy a home that needs major work, it will be too time consuming, not to mention the amount of money it will take to complete the redo.

I find that painting the walls,replacing old carpet,and updating the hardware are three things that I do to flip a house.

You have to appeal to the eye of a potential buyer if you want to sell your home pretty quickly.


By replacing the paint,carpet and updating the hardware throughout the home you can add luster with just a little money.

You can find carpet installed for about two hundred dollars for two or three rooms,You can paint yourself just use a drop cloth to keep from dripping on anything.Hardware can be found in second hand places and yard sales and stackyards for pretty darn cheap if you l9ok around.

If you need cheap carpet look for remnant pieces. Those are pieces left over from a roll. they usually sell thos eat a great price. The thing is, you have to find a piece big enough for your room. It can be done though. I would go to the local carpet place and tell them what size you are looking for so that maybe they could give you a call if they get something.

You know what I have always thought would be a cool thing to do is to get a bunch of those sample carpets. They are something like 2x1 in size. Get them in all different colors and carpet a room with them. Especially a kid's bedroom. I think it would look really neat. Something different anyhow and cheap too!

Other ways you could save on your budget is by doing as much of the work possible yourself. Simple little thing like laying down a floating floor if a new one is needed or just refinishing existing ones will save you money.


Also if you are wanting to put a new floor in your home going with a bamboo flooring can save you quite a bit of cash. It costs less than traditional flooring but will look just as good. Also reusing materials where possible will cut some of your cost. For example if you remove a tile or marble floor you can reuse this matierial to create a back splash in you kitchen. In doing so you cut your costs will also updating part of your kitchen and giving a fresh look.
