Wholesaler in need of investors!!!

I have been in the real estate market now for the past 5 years and done quite well. Since the market has turned I have now started to wholesale properties thru assignments to other investors, but my problem is finding serious investors that are actually looking to buy and flip homes. Most investors I come across are doing tohe same thing as me wholesaling. I can't understand why it is so hard to find investors willing to buy properties at 45%-65% LTV. How much lower can I possible sell properties for and still make a profit? Is there still investors willing to buy homes that are worth 130k for 65k? I am wrong to think that is a pretty good deal? I am working throughout Central and South Florida and would love to hear from any one that has any ideas on how to generate a serious investor list to sell properties to at 45%-65% of value...

Or if anyone is buying properties in these areas and would like me to contact them...

If you really have great deals I don't think it would be that hard to find buyers. Post hand written signs around the neighborhoods the house is in, post it on craigslist.com, joing your local REIA club and meet some investors. I know that if somebody were to come to me with a deal that I could buy for 45% value I would buy it right now!

I have created a new forum to give you better visibility.

The deals sound good, but times are not the best, people are a bit hesitant these days, and that explains why you would get mostly other wholesalers.

I personally don't buy in those areas, too far from home for me.

Try listing some of them here in this new section, start a new thread with each, and see what happens. We do have great visibility here. Start an email account just for that, and when you post your contact mail leave spaces like John @ bestrealestatebuys .com so the address doesn't get picked up by bots and you don't get spammed to death. You can also ask people to PM you here, but many of our readers are not very versed in message boards or are not even signed up as members, so an email address is best.
