Default Top Ten Staging Tips

Here are some great tips for anyone who is in need of staging ideas for their home.

1. For at least 10 minutes open windows throughout the home to let in some fresh air. The last thing buyers want to walk into a home which smells stale and stuffy.


2. Lighting is another step that needs to be addressed in most home. If a home isn't brightly light it will look dingy and small to those looking. So if you notice that your home isn't lit up nicely invest in floor lamps to bounch the light off the ceiling. Also if you notice that it is the paint which is soaking up all of the light in the room, it is time to repaint.


3. Collections of project items including that 3 year supply of light bulbs in the closet should be returned to the store. This stuff is just taking up space and cluttering the your home. Take them back to the store and return them. Chances are you don't still have the reciept, but you can get store credit. Which is useful in your new home.



4. Don't forget to address the home's landscaping. Most people can't afford to put a lot of money into the landscaping. Though having the lawn mowed, raked and so on, it is going to have a big impact on the exterior of the home. Also make sure that trash cans and recycling bins are tucked away neatly for showings.


5. Clutter is the something else that has to be delt with. To make the task of decluttering your home for staging is to take it one closet at a time, one area at a time. If you try to do to much at a time its going to overwhelm you and make the task evil.
Forget about having that yard sale. Donate those items to get them out of the way. So look at everything carefully and find out why your keeping it and if the reason isn't good enough out it goes!!



6. Make sure that through out the house there are no dripping taps, all of the doors open and close easily, the cupboards all open and close properly and no floors squeak. These problems in a home is going to make lookers belive the home is falling apart and that isn't something you want. Hire in someone to get these issues taken care of.


7. Bring in a friend or family member to walk through the entire house. Have them write down or you write down where their eyes are drawn in each room. If their eyes are drawn to minor problems in the rooms then those problems need to be attended to before showing the home.


8. Don't forget to clean. Cleaning the entire house top to bottem is important when your staging. No one wants to buy a home where the cobwebs are hanging every where attacking people and there's an inch of dust on everything. So clean and clean everything well and plan on taking about 30 minutes every day to maintain it.


9. Fresh flowers are a great way to not only brighten up each room of the house, but also the smell of fresh flowers is something that appeals to just about everyone. If you can avoid it never use artifical flowers, especially in an expensive home.


10. When showing the home shut off the televisions this is a serious unwanted distraction for showings. It is better to choose a background music that is calm and soothing. This will also help to camouflage neighbor noise as well as traffic outside the home, though don't blare the music, keep it low for easy conversation.

Love the tips!

Any house, no matter how clean it is will get an odor if it has been closed up for a period of time. Some open windows and a few spritzes of Febreeze will do wonders!

I love that you mentioned about repainting the walls if they seem to soak up all of the light. Thats a must!

Declutter, declutter, declutter. Clutter will only make your closets and cupboards looks smaller than they actually are. Clean them out.
