Default Just the Minimum

I personally think that the best way to stage a home for sale, is to just keep it clean-looking. Pack and store any items that are not absolutely necessary. This will help the home to look much more spacious and airy. A prospective buyer doesn't want to have to look around your collectibles or personal pictures and a lot of clutter, just to see if there are adequate outlets, etc.

Keep the staging simple, with just maybe a couple of throw pillows and a nice throw rug with maybe one nice piece of art on the wall or table.

In the bedrooms, just a nice bedspread with a couple of complimentary pillows.

A bathroom only needs maybe some pretty soaps in a small wicker basket.

The main thing I feel, is just getting all unnecessary things out of sight, so that the prospective buyer can see what he's buying, and not what you've already purchased.

As for the outside of the house, I think it's important to do the same thing. We all have our favorite yard ornaments that we may love, but which the prospective buyer may think is just the ugliest thing ever, lol. Store all these things so that the buyer can imagine his own favorite yard ornaments in place.

Of course you will want to leave potted plants out for some extra color. This can be an important element that can attract a buyer.

Yep, I agree with you. I think the more you can keep it simple the better off you will be. I don't think you need to go to great expenses to stage a home for potential buyers to be interested. Do something clean and simple in each room and let the buyers imagine their own belongings in the spaces. That is hard to do if they are filled with your belongings or things you have bought for staging. I think some of the most important things buyers look for are the light fixtures, countertops, appliances and flooring. Make sure these things are top notch and then just spend a little on the finishing touches.
