Default Estate Auctions.

Have you seen these in the paper. I have seen a few
and most of them have the home and its contents for
sale.

Nothing like a yard sale. But is this the best way to
secure a property? I wonder if you get them as cheaply
as you would at other auctions.

I think that you would end up paying more for the property.
Mostly because it seems these are being sold after someone
has passed on.

I think it depends on the circumstances. Area, shape of the house, etc.

There are two problems with buying a house from an estate: 1) the winning bid may have to be approved by the probate court, and that can take time; and 2) Homes from estate sales typically have not received maintenance for a looooong time.

For example, if you browse through the appliances for sale in the house or yard, and they all have two prong electrical connectors, it might be a good idea to take a real close look at the house's electrical system -- you get the idea.

Then there are those charming old folks who have beautiful gardens full of wood trellises and whatnot, but haven't seen the need for a termite inspection for the past thirty years.
