Default Financing the First Project

I'm new to this forum and new to the house flip project. I look at the project as a pie or puzzle that has pieces. My life experience has provided me with the majority of the pieces such as I'm a remodeling contractor, own my own home, recently met a real estate agent specializing in investment properties (one of the missing pieces). The missing piece at this moment is securing financing. Todays financing market is quite different from the last time I purchased a house and I am told that the requirements for investment properties is completely different from that of a straight residential deal.

Anyone have input to the complexities of financing a deal in todays market?

I wish I could help ya with the financials of today, but I am not into flipping homes or anything like that so I really don't know. However there are a few peeps here that are great with this kind of stuff. Hopefully they will be able to help. Now if you were looking for decorating tips or something along those lines I would be more helpful.
