Worst Rental Problem You Have Faced??

I am just wondering what is the worst thing that you have ever had to deal with as a landlord?

I have seen and heard some of the problems that some have had to deal with like people leaving a mess behind, not paying rent, pets messes and what not.

I am just curious as to what are some of the worst things as landlords that those of you here who do rent out places have had to deal with before or are at this time??

I think that sharing information like this people can learn what to do or how to deal with these problems if someone else should face the same thing.

Here are my most memorable horror stories

1) Evicting a family on Thanksgiving
2) Having a house shot up by gang members
3) Evicting a old lady becuase she was selling drugs
4) A tenant moved out early in winter without letting me know. She shut of all utilities..My toilet froze and exploded..Looked like a ice sculpture when I seen it.
5) A crack head stole all my copper pipes
6) Chased a bum out of a basement

Dont let this get you down I've made lots of money renting every now and then its just cost of doing buisiness

I have never been a landlord however I have personally seen some of the messes people leave behind when they move out of a place.

I have also seen large holes punched into the walls, busted doors, burned counters in the kitchen and bathrooms, and more.

I have seen some horrible damage done by people. It is a shame people will treat homes in such a manner. Especially homes that are not theirs!!

People can make good money being a landlord, but it is also scary because you just never know who is going to do what to your place while renting.

Once I cleaned a house where the previous tenants left a massage mess behind. It was horrible. I have pictures of the mess and destruction that was done, though not on this computer. If anyone wants to see them I will see about finding them and posting a few of them.

Sounds like sec8 tenats.. One way to avoid people trashing the place is to do inspections every 60 days that way if you can tell they are trashy you can give them the boot before it gets worse. I personally pick up my rent every month that way I can see whats going on.

I've never been a landlord or a renter for that matter but I have seen some shady dealings on both sides. I have seen renters completely leave places trashed which is ridiculous and I have seen landlords who just don't care at all and won't fix anything. I am so glad I've never had to deal with any of it.

I like it.. I look at my tenants like kids.. I take care of them give them a nice place to live and in return they make me money

It makes me happy to see that you feel this way about your tenants. I wish all landlords felt that way.

If we treated them well they would stay happy and keep paying us. But there are always going to be those who are the preverbial problem child and you have to kick their butts.

I agree with flip it fast, so many landlords just do not care, that is why a lot of tenants, leave a mess they just figure the landlord will not fix anything so why should we care how we leave it when we move. So it is a two way street.

People can be like animals sometimes. When I lived in Florida I had neighbors who got kicked out because they didn't pay the rent.

They decided to turn the gas on and leave a lit cigarette on the stove. Now my apartment was attatched to theres and I had an infant at the time.

All I could do was grab my baby and get out. Luckily someone got the landlord and it was taken care of before we both lost our home.

I wish people didn't act this way and its horrible when all you can think about is revenge and don't even consider who is going to be harmed.
