Default The Need For Contracts

Anyone renting a home or renting out a home should have a contract with the landlord and renter.

The main reason for this is to protect one another from problems. Contracts should state things like what a landlord is responsible for, what the renter is responsible for.

Also the contract should include what a renter is allowed and not allowed to do in the rental property.

Everything from nails in the walls, painting the rooms, appliance filters, gardening and repairs should all be included in a contract.

The more detailed a contract is, the better off everyone involved will be and the less problems that both landlord and renter will face.

Also if both parties discuss something in the contract and decide that maybe a renter can do something, but in the contract it states that it's not allowed. Then the contract need to reflect this difference. So that again everyone is protected from any problems.
