I see what you both are saying and understand your point. My step dad owns 4 apartment complexes and used to own a bunch of single family rentals. I guess I have just learned from him that it makes more sense to have your maintenance man go over and do the repairs needed.

He had a tenant sign an agreement to do some work on the house he was renting in exchange for a break on rent. Well, the guy did a terrible job that wasn't up to standards and when my step dad didn't give him the break on rent the tenant sued him. Then right before the court date the tenant fell down the basement steps that he said my step dad never fixed (he never said a word about them until then) and tried to sue him for that.

I have never had rentals but know a can of worms when I see one. My two cents.

I know a couple that rented off this guy and he told them the first 2 months of rent would be free if the agree to paint all the rooms in the house. They agreed and after 3 months evicted them because there was no written agreement on this matter and he said the were 2 months behind in rent. They had to move.

Default Renting

I currently know of a couple who needed to find a place to stay and they found this run down house that needed a lot of work done to it. The agreement was that they would do repairs and monthly show receipts for the work they had done instead of paying rent. After doing a lot of repairs the first two months on this house the owners decided they want rent money along with the repair work done. This house didn't even have water pipes or a furnace or finished walls and floors when they started and now they want $250.00 a month plus repairs. There is still a lot of work to be done and if they cannot afford to make the house livable and pay the rent they are out of the expenses they have already put into it. It is a shame, they should have gotten it all in writing first.
