Default Reference Checks

Even though I don't have any rental properties I rent out, I know a couple who has a couple that they do rent out.

Up until now they have never had a problem with their tenants. The one time that they allowed someone to move in with out checking references things went down hill.

Not paying their rent, busted windows, hole in the door and trash in the yard.

The owners are not happy. They recently did check a few of their references and it wasn't the best of news to say the least.

Ya have to watch who you rent to if your going to be a landlord.

Yes it should be checked, but not to be taken overboard.I have seen landlords that need to many references, I know one that needs 6 plus checks your credit rating.

Yeah some do tend to go overboard. I guess it is because they have been burned badly in the past or something, or are trying to avoid it completely.

I can't say I blame them for being overly cautious. Too many people fail to pay their rent and during the eviction process they tear up the apartment out of anger. Landlords are just trying to avoid those kinds of situations. I would do the same.

I think sometimes they may pass up a good renter by needing to many, a landlord I know ended up losing out on 4 months rent by wanting to much the first one he checked out had 4 great references, but he wanted 6, but that person has not been renting long enough for that

That is a lot to want from previous landlords. Maybe he just needed character references. People to vouch for the type of person he/she is? Is this person reliable, pay bills on time and so on?
