Do you need a property manager? Will it cost you more than it is worth or save you in the end?
Only you can answer these questions but you need to ask yourself how much time do you have to devote to the upkeep of your property. Do you have allot of time to spend trying to fill those vacancies.
A property manager can take care of all of these problems for you. I would suggest getting one especially if you have a job and little time available to run and fix things. Weekends aren't the only time that people are going to have issues and you don't want to have to wait to get them fixed. You could end up with a never ending list of things to do.
A property manager of course is going to have knowledge of the law. This will save you from making serious mistakes. You should take your property manager along with you when you are looking at a new property. We sometimes need a second set of eyes to catch the things that we may overlook.
A good property manager will also have some experience in renting and will be inclinded to deny prospective renters by having real experience. He will be able to see ahead of time where there could be issue renting to particular people. You don't want to rent to a large family if there isn't enough room.
They also do some background checking that will save you the hassle of renters known not to pay their rent. Good luck and happy property ownership.
